About Home Loan EMI Calculator

Work out the monthly EMI on a home loan, the total interest and the total you repay, with a year-by-year or month-by-month schedule. It opens with an example of ₹50,00,000 at 8.5% for 20 years, an EMI of ₹43,391, which you replace with your own loan and the rate your lender quotes. Turn on a monthly prepayment to see how many years sooner the loan ends and how much interest you save. It uses monthly reducing balance, the method Indian banks use, and runs in your browser.

Rules & Limitations

  • EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r the monthly rate (annual rate ÷ 12 ÷ 100) and n the number of months. Interest is charged each month on the balance still owed.
  • The 8.5% rate is only an example, not an offer. Your rate depends on the lender, your credit score and the loan size.
  • The rate is assumed fixed for the whole tenure. Most home loans in India are floating and linked to an external benchmark such as the RBI repo rate, so your EMI or tenure can change.
  • Processing fees, GST on fees, insurance, stamp duty, registration and legal or valuation charges are not included.
  • Prepayment here is a fixed extra amount every month; one-off lump-sum payments are not modelled. Tenure is limited to 40 years.

Home Loan EMI Calculator FAQ

What is the EMI on a ₹50 lakh home loan for 20 years?

At 8.5% a year it is ₹43,391 a month. Over 20 years you pay ₹54,13,879 in interest, more than the loan itself, for a total of ₹1,04,13,879. At 9% the EMI rises to ₹44,986.

How much does prepaying ₹5,000 a month save on a home loan?

On ₹50 lakh at 8.5% for 20 years, paying ₹5,000 extra with every EMI clears the loan 4 years 5 months sooner and saves ₹13,89,250 in interest. Lenders may not charge prepayment fees on floating-rate home loans to individuals, under RBI rules.

What happens to my EMI if the home loan rate changes?

With a floating rate, the bank either changes the EMI or, more often, extends the tenure. To recalculate, enter the outstanding balance from your loan statement, the new rate and the remaining tenure.

Can I claim tax benefits on my home loan?

Under the old tax regime, interest on a home you live in (up to ₹2 lakh a year) and the principal repaid (within the overall ₹1.5 lakh limit for such deductions) can usually be claimed. The new regime does not allow these for a self-occupied home. Tax rules change, so check the current position.

How does tenure change the total interest on a home loan?

A longer tenure lowers the EMI but raises the interest. For ₹50 lakh at 8.5%, 25 years gives an EMI of ₹40,261, about ₹3,100 less than 20 years, but the interest rises from about ₹54 lakh to about ₹71 lakh.
